Maintenance Supervisor (Multifamily Property)

Location: Los Angeles, California, United States; onsite property work

Salary: $75,000 annually, depending on experience

What you will do

• Supervise Maintenance Technicians, Porters, vendors, and service providers while maintaining scheduled work and efficiency.
• Repair and maintain apartment units and community facilities, including electrical, plumbing, appliance, and mechanical systems.
• Establish preventive maintenance programs and maintain clean, organized, and safe work and storage areas.
• Inspect apartments before and after move-ins, prepare vacant units for showings, and change locks during tenancy turnovers or on resident request.
• Assist with contractor bids, purchasing, budgets, and reporting deviations to the Property Manager.
• Enforce safety procedures and perform emergency on-call maintenance when necessary.

Requirements

• High school diploma or equivalent; technical training or certification is a plus.
• Proven experience in maintenance, repair, or a related field.
• Knowledge of water and gas shutoffs, apartment and fixture cutoffs, sewer and water mains.
• Knowledge of fire and safety systems, including alarms, elevators, monitoring equipment, emergency lighting, and smoke-detector testing.
• Electrical, plumbing, and mechanical expertise, along with knowledge of contracts, vendors, and suppliers.
• Strong problem-solving, communication, teamwork, and organizational skills in a fast-paced environment.
