Operations Manager - Responsive Repairs (Social Housing)

What you will do

• Lead responsive repairs, disrepair, empty homes, damp and mould, and planned maintenance services across four social housing contracts.
• Manage operational teams and subcontractors to improve productivity and performance.
• Ensure contractual KPIs, SLAs, customer satisfaction targets, and regulatory requirements are achieved.
• Monitor contract budgets, profitability, and commercial performance across contracts worth approximately £20 million per year.
• Build relationships with clients, residents, and stakeholders while driving continuous service improvement.
• Coach and develop teams while championing health, safety, and compliance.

Requirements

• Experience managing responsive repairs contracts within social housing.
• Strong operational, commercial, and financial management skills.
• Proven leadership experience managing large teams and subcontractors.
• Knowledge of repairs, disrepair, empty homes, and housing maintenance services.
• Excellent communication and stakeholder management skills, with a strong understanding of health and safety legislation.
• Full UK driving licence required.

Nice to have

• Experience working with housing associations or local authorities.
• IOSH, NEBOSH, or a similar health and safety qualification.
• Relevant construction, building maintenance, or property qualification.
