Salary: £35,000–£50,000 per year, depending on experience

What you will do
- Own the day-to-day operation, maintenance, safety, compliance, and presentation of two commercial and industrial buildings.
- Manage planned and reactive maintenance for HVAC, electrical systems, lighting, water systems, doors, loading bays, roofing, building fabric, warehouse equipment, forklifts, cold storage, and associated plant.
- Maintain the PPM calendar, statutory examination schedules, compliance records, audits, inspections, and corrective actions.
- Lead Health & Safety management, including risk assessments, COSHH, safe systems of work, contractor safety, incident investigations, RIDDOR reporting, toolbox talks, inductions, and emergency planning.
- Own the full lifecycle of facilities contracts, including tendering, negotiation, SLAs, KPIs, supplier performance, renewals, and replacement decisions.
- Manage landlord and lease matters, facilities opex, capex cases, cost-saving initiatives, and small-to-medium refurbishment projects from scope through handover.
Requirements
- At least 3 years of experience in Facilities Management or Building Services, ideally across multiple commercial or industrial sites.
- IOSH General Certificate or equivalent, with experience leading site Health & Safety systems and investigations.
- Working knowledge of UK statutory compliance, including LOLER, PUWER, EICR, Legionella and water hygiene requirements, and fire safety.
- Experience tendering, negotiating, and managing mixed facilities service contracts, with measurable savings or improvements.
- Experience specifying and delivering capex projects, including writing detailed scopes of work.
- Ability to act as the escalation point for urgent facilities, equipment, and cold-room failures.
Nice to have
- NEBOSH Diploma, IWFM membership, or a fire risk assessor qualification.
- Experience in healthcare, pharmacy, food, life sciences, or another regulated environment.
- ISO 45001 or ISO 14001 implementation experience.
- CAFM or maintenance management system implementation experience.
- Landlord and tenant, trade, electrical, mechanical, or refrigeration experience.
