Off-the-Plan Conveyancing Specialist

Location: Manila, Metro Manila, Philippines; 100% remote under an Independent Contractor Agreement. Working hours follow Australian business hours.

Salary: PHP 87,000 per month, with the final amount determined at the client's discretion based on skills and experience.

An established Australian property services firm supporting residential and commercial property transactions, with a focus on conveyancing support for purchasers and collaboration with developers, solicitors, brokers, and selling agents.

What you will do

• Review residential and commercial off-the-plan contracts and related developer documentation before signing.
• Assess contractual, legal, financial, and property-related risks from the purchaser's perspective, including sunset dates, termination rights, deposits, finance, settlement, body corporate arrangements, easements, and restrictions.
• Prepare structured contract review reports outlining key risks, important considerations, and matters requiring client instructions.
• Explain complex contractual and property matters in plain English and recommend amendments, protections, and clarifications.
• Assist with negotiating special conditions and amendments, and review subsequent variations and updated disclosure documentation.
• Liaise with purchasers, developers, solicitors, agents, brokers, and advisers, maintain accurate records, and provide handover to the conveyancing team.

Requirements

• Proven experience in Australian conveyancing, property law, or property contract review.
• Strong experience reviewing off-the-plan property contracts and associated documentation.
• Solid understanding of Queensland property and conveyancing practices.
• Ability to identify contractual risks, interpret complex contracts, and explain potential purchaser impact.
• Strong written English, client-facing report-writing skills, attention to detail, and stakeholder management abilities.
• Ability to work independently, manage multiple reviews and deadlines, and maintain confidentiality and professionalism.

Nice to have

• Legal, paralegal, conveyancing, property, or related qualification.
• Experience with an Australian conveyancing or law firm and Queensland property transactions.
• Experience negotiating special conditions, reviewing developer contracts, and handling disclosure documentation.
• Familiarity with body corporate and community-title arrangements, easements, covenants, and other property encumbrances.
