Director of Facilities

Location: Brunswick, Maine, United States; Workplace: On-site

Salary: $90,000–$100,000 annually

What you will do

• Develop short- and long-term facilities management strategies aligned with the Authority’s mission and strategic plan.
• Oversee maintenance, custodial, grounds, and capital improvement operations across public housing and related properties.
• Develop preventive maintenance programs, capital improvement plans, and physical needs assessments.
• Manage RFP and bidding processes, contractors, project budgets, schedules, procurement compliance, and quality control.
• Ensure properties comply with HUD UPCS/NSPIRE standards, local housing codes, OSHA, ADA, and environmental regulations.
• Lead, recruit, train, supervise, and evaluate facilities and maintenance personnel while presenting budgets and project updates to leadership.

Requirements

• 7–10 years of progressively responsible experience in facilities management, construction, or property maintenance.
• Thorough knowledge of HVAC, electrical, plumbing, structural, and life safety systems.
• Demonstrated project management experience with budgeting, scheduling, and contractor oversight.
• Strong leadership, staff development, written and verbal communication, report writing, and presentation skills.
• Ability to read blueprints, specifications, and construction documents; proficiency with Microsoft Office and work order management systems, preferably PHA Web.
• Valid driver’s license, clean driving record, and commitment to fair housing principles and service to diverse, low-income populations.

Nice to have

• Experience in public housing, affordable housing, or a public sector or government agency.
• Experience with HUD programs, capital fund management, and physical needs assessments.
• CFM, CPM, UPCS/NSPIRE inspector, OSHA 30-Hour, or PMP certification.
