Senior Project Manager, Development (Industrial Real Estate)

Location: Bridgewater, New Jersey; located in or willing to relocate to Central Jersey. Travel up to 20% within assigned markets.

Base compensation: $120,000–$140,000 per year.

What you will do

• Manage multiple industrial development projects from land acquisition and entitlements through vertical construction and lease-up.
• Prepare zoning analyses, permitting strategies, conceptual site plans, and preliminary development scenarios.
• Coordinate utility and infrastructure strategies covering power, water, sewer, gas, telecommunications, stormwater, and roadway improvements.
• Maintain project budgets, schedules, risk registers, business plans, cost forecasts, change orders, and contract commitments.
• Lead consultant engagements, contractor procurement, RFPs, bid evaluations, negotiations, and third-party consultant direction.
• Monitor construction progress, communicate risks and variances, and prepare executive-level updates for senior leadership.

Requirements

• Bachelor’s degree in Civil Engineering, Construction Management, or a similar technical discipline.
• At least 5 years of experience in site civil engineering, development, or construction, including due diligence, site design, construction, and entitlements.
• Strong understanding of industrial site development, land-use planning, zoning, permitting, and entitlement processes.
• Ability to read site plans, engineering drawings, entitlement documents, and construction plans.
• Proficiency with MS Project or Smartsheet, Google Earth, and Bluebeam Revu.
• Must be located in or willing to relocate to Central Jersey.

Nice to have

• Professional license such as Engineer or Architect.
• Experience with development budgeting, forecasting, and cost management.
• Experience using emerging technology, automation, and AI tools to improve efficiency and quality.
