CRE Analyst (Commercial Real Estate)

Location: Fully remote; core coverage required from 9AM–5PM US Eastern. Latin America is preferred for time-zone overlap.

What you will do

• Underwrite income-producing commercial real estate using rent rolls, operating statements, T-12s, capex budgets, leases, and other primary documents.
• Build financial models from scratch, including cash flow projections, debt sizing, IRR, NPV, sensitivity analyses, and downside cases.
• Analyze lender-side metrics and structures such as DSCR, debt yield, LTV/LTC, interest reserves, recourse, bridge loans, and permanent financing.
• Prepare credit memos, investment summaries, and participation packages for external co-lenders.
• Manage multiple live transactions, provide recommendations including when to pass, and keep senior stakeholders informed asynchronously.
• Develop reusable models and templates and apply AI and automation where they improve analytical workflows.

Requirements

• Demonstrated experience building commercial real estate financial models from a blank Excel sheet.
• Experience underwriting live transactions from primary deal documents and reaching independent conclusions.
• Hands-on lender-side debt sizing or structuring experience, including DSCR, debt yield, LTV/LTC, interest reserves, and related analysis.
• Experience writing credit memos, investment committee materials, offering memoranda, or comparable documents used by external parties.
• Fluency with US commercial real estate lease structures, operating statements, and market data; Canadian experience may transfer with evidence of US conventions.
• Professional working English is required, along with independent remote work and availability for 9AM–5PM US Eastern coverage.

• Multifamily experience, or transferable hospitality, senior living, and student housing experience.
• Experience carrying multiple transactions on active deal timelines.
• Recommendations that changed an investment or credit decision.
• Practical use of AI and automation for analytical work.
