Building Services Engineer (HVAC)

Location: Site-based role in Chelsea, London, United Kingdom. Monday to Friday working hours with flexibility for business and client needs; overtime and occasional weekend work may be required.

Salary: £45,000–£46,000 per annum.

What you will do

• Deliver planned preventative and reactive maintenance across building services, plant and associated equipment.
• Diagnose and rectify electrical and mechanical faults, monitor plant condition and identify defects early.
• Manage and supervise specialist subcontractors, including water-treatment and technical contractors.
• Maintain statutory and contractual compliance, permits to work, isolations, safe systems of work and site documentation.
• Provide technical advice to clients, occupiers and stakeholders while maintaining high engineering and presentation standards.
• Identify opportunities to improve plant reliability, energy efficiency and maintenance delivery.

Requirements

• Recognised electrical qualification, ideally City & Guilds or NVQ Level 3, or equivalent.
• Strong electrical maintenance and fault-finding experience in commercial buildings.
• Working knowledge of mechanical services, HVAC systems, AHUs, FCUs, pumps, motors, control systems and emergency lighting.
• Hands-on experience with cooling towers, water treatment, water-hygiene controls and Legionella responsibilities.
• Experience with BMS operation, building controls, planned and reactive maintenance, and specialist subcontractors.
• Confident communication, accurate record-keeping and ownership of defects and corrective actions through to completion.

Nice to have

• Current BS 7671 / 18th Edition qualification.
• Experience in prestigious, heritage or high-end commercial properties.
• Formal Legionella or water-hygiene training.
• Experience with cooling-tower sampling, water-treatment programmes, asset registers, PPM schedules and statutory records.
• Experience mobilising or taking over an engineering service and delivering energy-efficiency improvements.
