Land Development Manager (Construction)

Location: Charleston, South Carolina, United States. On-site role with regular in-person attendance at communities, construction and job sites, regional offices, and other project locations. The position initially works remotely but requires weekly site travel and regular in-person attendance.

hirify.global is hiring for a SelectLeaders Construction client supporting land development projects in the Georgia, South Carolina, and North Carolina region.

What you will do

• Manage land development projects from concept, permitting, and entitlement through construction, final approvals, bond release, and community turnover.
• Oversee field operations including erosion control, grading, stormwater, wet and dry utilities, paving, landscaping, hardscaping, amenities, inspections, and testing.
• Coordinate engineers, architects, general contractors, surveyors, testing personnel, utility providers, public officials, and governmental agencies.
• Develop and manage project schedules, budgets, contracts, bid packages, quantity takeoffs, cost analyses, and value-engineering activities.
• Review plans, specifications, engineering reports, permits, as-built drawings, compliance documentation, and project punch lists.
• Maintain SWPPP compliance, coordinate utility extensions, support HOA management, and ensure lots and communities are ready for builder turnover.

Requirements

• Bachelor’s degree in civil engineering, building construction, construction management, or equivalent experience.
• 2–3 years of experience managing and completing land development projects, preferably communities of 500–1,400 units with amenities.
• Experience in engineering, sitework construction, or homebuilder land development, with strong knowledge of site design, grading, drainage, stormwater, and utilities.
• Experience navigating municipal, county, and agency permitting processes.
• Strong project management, communication, leadership, organization, multitasking, and quality-control skills.
• Valid driver’s license and automobile required; ability to travel, attend site meetings, operate a motor vehicle, read plans, climb ladders and stairs, and move equipment weighing more than 50 pounds.
