Construction Cost Lead/Senior Estimator (Healthcare)

Location: New York, hybrid; construction program covers US markets

Salary: $236,250–$288,750 per year

What you will do

• Lead end-to-end cost management for healthcare center build-outs, from feasibility budgets and conceptual estimates through final reconciliation and closeout.
• Build US cost benchmarks and a vendor ecosystem covering general contractors, MEP trades, millwork, and design consultants.
• Prepare cost plans, quantity takeoffs, bid analyses, payment applications, change orders, cost-to-complete reports, and commercial risk documentation.
• Lead vendor and general contractor bidding, including bid documentation, tender invitations, bid leveling, and recommendations.
• Support design teams with cost advice, value engineering, and life-cycle cost analysis across SD, DD, and CD stages.
• Conduct site visits, verify completed work, challenge contractor claims, and report commercial KPIs across multiple US markets.

Requirements

• 10+ years of experience as a Cost Manager, Senior Estimator, or Preconstruction Manager.
• Deep expertise in interior fit-out construction, US cost methodologies, CSI MasterFormat, UniFormat, and AACE estimate classes 1–5.
• Experience with AIA A101/A201, ConsensusDocs, lump sum, GMP, and design-build contracts.
• Experience managing projects across multiple US jurisdictions, including regional labor markets, prevailing wage considerations, and permitting variations.
• Strong analytical, problem-solving, decision-making, communication, and stakeholder collaboration skills.
• Excellent written and verbal English communication skills.

Nice to have

• Experience in healthcare, retail, or related fit-out environments.
• AACE CCP/CEP, ASPE CPE, or equivalent certification.
• Degree in Construction Management, Engineering, or Quantity Surveying.
• Experience supporting growing organizations and prestigious projects.
