Property Manager - Lloyds Living

What you will do

• Manage resident services, repairs, planned and reactive maintenance, complaints, escalations, and end-of-tenancy activities.
• Coordinate contractors and suppliers, including quotations, work orders, invoices, onboarding, and performance management.
• Ensure property compliance across EICR, gas safety, EPC certification, tenancy legislation, and health and safety.
• Manage rental accounts, arrears, deposit negotiations and returns, section notices, inspections, and follow-up actions.
• Maintain operational reporting and records in Qube and related property management systems.
• Work with lettings, sales, regional, operational, managing-agent, and contractor teams to improve portfolio performance and service delivery.

Requirements

• 5+ years of residential property management experience, ideally in private rented sector or new-build environments.
• Industry qualification or membership of ARLA/Propertymark or The Property Institute (TPI).
• Strong knowledge of UK compliance, including health and safety, the Housing Act, and the Renters' Rights Bill.
• Confidence managing repairs, contractors, complex tenancy issues, complaints, and escalations.
• Proactive problem-solving, collaboration, customer-first service, and process improvement skills.

Nice to have

• Experience in shared ownership or mixed-tenure environments.
• Experience using property management systems such as SLM, Qube, or Fixflo.
