Aftercare Manager - Lloyds Living

Location: Manchester, with hybrid working

Salary: £40,824–£45,360 per year

What you will do

• Manage and develop a team of Aftercare Coordinators delivering customer service and defect management.
• Oversee defects from initial notification through End of Defects inspection, remedial works, and final sign-off.
• Escalate complex and high-priority defects and drive them through to resolution.
• Manage developers, contractors, managing agents, Employers' Agents, and other stakeholders to meet agreed timescales.
• Monitor team performance, defect ageing, service levels, records, reporting, and aftercare systems.
• Identify recurring issues and support continuous improvement across the aftercare service.

Requirements

• 4–5 years of experience in residential property, housebuilding, or a developer environment.
• Proven experience managing defects through to End of Defects completion.
• Experience leading or supervising an aftercare, customer care, or defects management team.
• Strong understanding of residential construction defects, remedial works, and developer obligations.
• Strong organisational, communication, stakeholder management, and prioritisation skills.
• Proficiency in Microsoft Office and defect management platforms such as FixFlo.

Nice to have

• Experience with a residential developer or housebuilder.
• Knowledge of defect liability and End of Defects processes.
• Experience managing contractor and stakeholder relationships.
