Facilities & Contracts Manager

Location: Pharmacy Wallingford, Wallingford, UK · Onsite

Salary: £35,000–£50,000 per year, depending on experience

What you will do

• Own the day-to-day operation, maintenance, safety, compliance, and presentation of two commercial and industrial buildings.
• Manage planned and reactive maintenance for HVAC, electrical systems, lighting, water systems, doors, loading bays, roofing, and building fabric.
• Maintain warehouse and operational equipment, including racking, forklifts, material-handling equipment, cold storage, refrigeration, and associated plant.
• Lead Health & Safety, fire safety, contractor safety, incident investigations, audits, inspections, inductions, toolbox talks, and emergency preparedness.
• Own facilities contracts, including tendering, specifications, negotiations, SLAs, KPIs, supplier performance, renewals, and replacement decisions.
• Manage landlord and lease matters, the facilities operating budget, capital expenditure cases, and small-to-medium refurbishment and improvement projects.

Requirements

• At least 3 years of experience in Facilities Management or Building Services, preferably across multiple commercial or industrial sites.
• IOSH General Certificate or equivalent, with experience leading site Health & Safety systems, risk assessments, incident investigations, and corrective actions.
• Working knowledge of UK statutory compliance in warehouse or industrial environments, including LOLER, PUWER, EICR, Legionella controls, and fire safety.
• Experience tendering, negotiating, and managing mixed facilities service-contract portfolios, with evidence of savings or improvements.
• Experience specifying and delivering capital projects, including writing detailed scopes of work and managing contractors.
• Comfort with being the escalation point for urgent facilities, equipment, and cold-room failures.

Nice to have

• NEBOSH Diploma, IWFM membership, or a fire risk assessor qualification.
• Experience in healthcare, pharmacy, food, life sciences, or another regulated environment.
• ISO 45001 or ISO 14001 implementation experience.
• CAFM or maintenance management system implementation experience.
• Landlord and tenant experience, or a trade and technical background in electrical, mechanical, or refrigeration work.
