Lead Building Engineer (HVAC)

Location: Richmond, Virginia, United States; onsite

Salary: $44.67–$48.07 per hour

What you will do

• Maintain daily operating logs for air conditioning, fan units, graph charts, utility meters, and general complaints.
• Handle building systems and tenant service requests efficiently and cost-effectively.
• Prioritize and assign work orders, follow up on completion, and minimize downtime.
• Conduct inspections, test alarms, and implement preventative maintenance programs.
• Support annual budgeting and the RFP process for budgeted projects.
• Coordinate with property managers, suppliers, department leaders, and service providers.

Requirements

• At least 5 years of experience in building or property maintenance, or engineering.
• Working knowledge of HVAC systems and maintenance, electrical, plumbing, energy management systems, and building mechanical equipment.
• Knowledge of operating procedures and chemical treatment levels for cooling towers and boilers.
• Proficiency with Microsoft Outlook, Word, and Excel.
• Flexibility to respond to after-hours and weekend emergency requests.
• Must be currently authorized to work full-time in the United States; visa sponsorship is not available.

Nice to have

• Valid driver’s license.
• Experience with work order and preventative maintenance software.
• Required licenses for the building and jurisdiction.
• Strong organizational, analytical, and communication skills.
