Director, Powered Land Development (AI Data Centers)

Location: DFW01_02, with travel to prospective sites as needed (25–50%)

What you will do

• Identify, assess, and qualify powered land opportunities across target markets.
• Conduct market assessments, fatal-flaw analyses, site reconnaissance, economic modeling, and feasibility analysis.
• Secure site control by negotiating options, leases, easements, and other land agreements.
• Lead site-level due diligence and support power agreements, interconnection arrangements, and utility engagements.
• Coordinate Commercial/Sales, Energy, Platform Delivery, Land Enablement, Government Affairs, Legal, Finance, engineering, and environmental stakeholders through development handoff.
• Manage site-identification budgets, schedules, consultant scopes, pipeline reporting, and stakeholder communications.

Requirements

• 10+ years of experience in land development, site selection, or real estate acquisition in the energy or data center industry.
• Experience across early- to late-stage project development, including market assessment, site control, permitting, and interconnection.
• Experience negotiating leases, easements, land agreements, tax incentives, and community investments.
• Cross-functional leadership experience with commercial, technical, executive, government, legal, and finance stakeholders.
• Experience across multiple ISO/RTO markets, including ERCOT, SPP, PJM, MISO, Southwest, or Southeast.
• Bachelor’s degree in a related field, plus a valid driver’s license and ability to travel to prospective sites 25–50%.

Nice to have

• Experience taking projects through FID or NTP.
• Experience with private equity infrastructure investors and lenders.
• Advanced degree and knowledge of data center design and technical delivery standards.
