Service Manager - Avalon Heights (Facilities Maintenance)

What you will do

• Lead service, groundskeeping, housekeeping, and facilities maintenance operations for the assigned property.
• Manage work orders, preventive maintenance plans, property turns, inspections, inventory, key control, and facility equipment.
• Recruit, hire, train, coach, evaluate, and develop maintenance team members while assigning and prioritizing work.
• Coordinate vendors, service contracts, retail tenant maintenance, nearby property resources, and budget-related activities.
• Maintain property safety, cleanliness, signage, curb appeal, and readiness of vacant retail spaces.
• Ensure compliance with health, safety, and OSHA requirements and prepare the property for inclement weather.

Requirements

• 2–3 years of proven mid- to high-level technical experience in residential facilities maintenance.
• Strong organizational, communication, leadership, planning, and administrative skills.
• Experience supporting or leading maintenance teams and managing operational workflows.
• Ability to oversee work orders, preventive maintenance, vendors, budgets, inspections, and safety compliance.
• Work is performed onsite in Tampa, Florida.

Nice to have

• HVAC certification.
• Management experience.
