Service Manager - Flamingo (Property Maintenance)

Location: Miami Beach, FL, USA; apartment community in Miami, FL

Salary: USD 120,000–130,000 per year, plus a 15% target bonus opportunity and additional performance-based bonuses.

What you will do

• Lead and develop a maintenance team of more than 10 direct reports.
• Manage property maintenance, vendor relationships, service staff, preventive maintenance, apartment turns, and resident service requests.
• Provide high-quality service to residents and team members.
• Communicate property maintenance and capital needs to management and ensure they are addressed.
• Maintain compliance with operating procedures, regulations, and Environmental Health & Safety requirements.
• Manage the maintenance budget while maintaining quality and customer service standards.

Requirements

• At least 3 years of technical maintenance and facilities management experience in the property management industry.
• 1–3 years of experience leading teams in customer service and asset maintenance.
• Reliable transportation and willingness to perform physical work, including moving heavy equipment and machinery.
• Availability for flexible schedules, including evenings, weekends, seven-day work weeks when needed, and on-call shifts of at least one week per month.
• Ability to read, write, and speak English.
• Strong mechanical aptitude, troubleshooting ability, organization, attention to detail, and customer-service orientation.
