TL;DR
Cost Manager / Quantity Surveyor (Construction Management): Managing costs across the full lifecycle of large-scale construction, commercial real estate, advanced technology, life sciences, and infrastructure projects with an accent on estimating, cost reporting, procurement, and commercial risk control. Focus on evaluating bids, developing forecasts, managing change orders and contractual disputes, and closing out complex capital projects.

Location: San Francisco, California, United States; on-site presence may change according to client needs.

Salary: $110,000–$140,000 USD base salary per year, plus potential bonuses and benefits.

What you will do

  • Advise clients on procurement strategies, vendor prequalification, bid evaluation, bid leveling, interviews, and appointments.
  • Develop and review project estimates covering construction, fees, direct work, and other costs, including value engineering and risk assessments.
  • Establish cost reporting schedules, present cost reports and forecasts, and maintain commercial risk registers.
  • Control payments, contractor entitlements, change orders, invoicing, contractual disputes, and cost-control procedures.
  • Manage benchmarking, final accounts, post-contract audits, account closeouts, handovers, and lessons-learned reviews.
  • Use bid analysis sheets, change control forms, cost estimating software, and take-off software to support project delivery.

Requirements

  • Bachelor’s degree in Construction Management, Cost Management, Quantity Surveying, Engineering, or a related field.
  • 3–5 years of relevant cost management experience in the construction industry.
  • Experience supporting medium or large-scale construction and capital improvement projects.
  • Knowledge of construction procurement routes, value management, and value engineering.
  • Strong communication and stakeholder management skills.
  • Construction consultancy experience is strongly preferred; RICS accreditation or progress toward accreditation is preferred.

Nice to have

  • Experience with commercial real estate, corporate workplace, life sciences, advanced technology, infrastructure, or other complex construction projects.
  • RICS accreditation or active progress toward accreditation.
