Construction Project Manager (Industrial)

Location: Houston, United States; on-site with regular presence in the Houston office and active project sites

Privately held commercial and industrial real estate development organization delivering development projects from planning through closeout.

What you will do

• Support constructability, risk, value engineering, budget, schedule, and execution planning from due diligence through construction documents.
• Coordinate architects, engineers, consultants, contractors, municipal authorities, inspectors, utility providers, and internal stakeholders.
• Support contractor and consultant procurement, including RFPs, bid comparisons, scope reviews, and contract documentation.
• Monitor project performance against contract, budget, schedule, quality, and safety requirements through site visits and OAC meetings.
• Review drawings, specifications, submittals, RFIs, change orders, payment applications, schedules, and project records.
• Coordinate punch lists, inspections, as-builts, O&M manuals, warranties, turnover to Asset Management, and post-project reviews.

Requirements

• 2–7 years of relevant experience in commercial construction, general contracting, construction management, engineering, architecture, development, or a related field.
• Working knowledge of construction drawings, specifications, scopes of work, budgets, schedules, submittals, RFIs, change orders, and payment applications.
• Strong organization, recordkeeping, issue-resolution, written communication, and verbal communication skills.
• Ability and willingness to maintain regular presence in the Houston office and at active project sites, with occasional travel and extended hours during critical phases.
• Valid driver's license and ability to travel to project sites.
• Bachelor's degree in construction management, construction science, civil engineering, architectural engineering, architecture, or a related field is preferred.

Nice to have

• Experience with commercial or industrial projects, including tilt-wall, warehouse, sitework, utilities, tenant improvement, or build-to-suit construction.
• Experience with a general contractor, owner/developer, construction manager, design firm, or engineering consultant.
• Exposure to permitting, municipal coordination, procurement, contract administration, and project closeout.
