TL;DR
Senior Project Manager (Capital Improvements): Leading large-scale capital improvement and asset enhancement projects across multifamily properties with an accent on renovation strategy, design coordination, budgeting, vendor management, and construction execution. Focus on managing multi-phase projects from concept through closeout, controlling budgets above $100K, and coordinating frequent site visits across the property portfolio.

Location: Bethesda, MD, USA; in-office 5 days a week. Candidates in Florida or Atlanta, GA may also be considered. Approximately 50% travel to portfolio properties is required.

Salary: USD 95,000–105,000 per year, plus annual bonus.

What you will do

  • Lead capital improvement and asset enhancement projects from initial concept through completion.
  • Manage multifamily renovations including hallways, leasing offices, common areas, operational spaces, package lockers, and amenities.
  • Develop project scopes, designs, budgets, bids, contracts, schedules, implementation plans, and closeout documentation.
  • Coordinate architects, designers, consultants, vendors, property operations, facilities, construction, procurement, and internal stakeholders.
  • Manage vendor performance, project risks, quality, budget compliance, schedules, and operational continuity.
  • Provide weekly and monthly project reporting, executive updates, site assessments, and on-site project oversight.

Requirements

  • 5+ years of project management experience in capital improvements, construction, renovations, asset enhancement, hospitality, multifamily, commercial real estate, or a related environment.
  • Experience managing large-scale renovation projects with budgets exceeding $100K and multiple complex projects simultaneously.
  • Strong vendor management experience, including contractor selection, contract administration, negotiations, and performance oversight.
  • Experience with project budgeting, scheduling, reporting, stakeholder management, and collaboration with design and construction partners.
  • Strong communication, organization, decision-making, executive presence, and design or space-planning judgment.
  • Bachelor’s degree or equivalent experience preferred; willingness to travel approximately 50% is required.
