Apartment Maintenance Manager (Property Management)

Location: Onsite at the Buckhead and Vine apartment community in Atlanta, Georgia, USA

Salary: $70,000–$75,000 annually plus a 15% target bonus opportunity and additional performance-based bonuses of up to $250 per month.

What you will do

• Lead and develop a maintenance team with at least one direct report.
• Manage property maintenance, vendor relationships, service staff, preventive maintenance, apartment turns, and resident service requests.
• Communicate property maintenance and capital needs to management and ensure they are addressed.
• Maintain compliance with operating procedures, regulations, and Environmental Health and Safety requirements.
• Manage the maintenance budget while maintaining service quality and maximizing return on investment.

Requirements

• At least three years of technical maintenance and facilities management experience in the property management industry.
• One to three years of experience leading teams in customer service and asset maintenance.
• Reliable transportation and the ability to move heavy equipment and machinery.
• Flexibility to work evenings, weekends, seven-day work weeks when required, and on-call shifts for at least one week per month.
• Ability to read, write, and speak English.
• Strong mechanical aptitude, troubleshooting ability, organization, attention to detail, and customer-service orientation.
