Director of Engineering (Property Management): Leading building operations, maintenance performance, and critical systems across a portfolio of multifamily communities with an accent on regional engineering leadership, safety compliance, vendor management, and financial performance. Focus on maintaining HVAC, electrical, plumbing, elevator, generator, access control, and fire and life safety systems while improving operational metrics, managing capital planning, and developing onsite teams.
Location: Miami, FL, United States. Workplace: On-site, with regular travel throughout the assigned multifamily property portfolio.

What you will do
- Lead engineering operations across multiple multifamily communities and support General Managers and onsite maintenance teams.
- Oversee preventative maintenance, work orders, unit turns, inspections, audits, and repair and maintenance activities.
- Monitor and troubleshoot HVAC, electrical, plumbing, elevators, generators, access control, and fire and life safety systems.
- Manage vendors, service providers, bids, contracts, performance reviews, and cost-saving initiatives.
- Support budgeting, forecasting, capital planning, maintenance expense tracking, and repair-versus-replace decisions.
- Coach, recruit, onboard, and develop engineering teams while reporting on operational and compliance metrics.
Requirements
- 5+ years of engineering, facilities, or maintenance leadership experience in multifamily, hospitality, commercial real estate, or a related industry.
- Experience overseeing operations across multiple properties or locations.
- Strong knowledge of HVAC, electrical, plumbing, mechanical systems, elevators, and fire and life safety systems.
- Working knowledge of OSHA regulations, EPA requirements, NFPA codes, and applicable building and life safety regulations.
- Experience managing third-party vendors, service contracts, budgets, and maintenance expenditures.
- Experience with Yardi or a similar property management platform, plus strong communication, leadership, and organizational skills.
