Real Estate Associate (Real Estate Investing)

Location: New York, NY, United States

Salary: $150,000–$225,000 base salary per year, plus potential discretionary bonus.

What you will do

• Manage and optimize portfolios of real estate equity, debt, letters of credit, and LIHTC investments supporting affordable and mixed-income housing, retail, office, industrial, and charter school assets.
• Build asset valuation models, cash flow projections, performance reports, business plans, and capital plans.
• Develop and execute asset, leasing, debt, and value-add strategies with senior asset management and investment teams.
• Lead asset disposition activities, including contract negotiation, investment committee memoranda, disposition modeling, waterfall return calculations, transaction management, and closing.
• Monitor tax credit equity and debt exits, compliance, covenants, budgets, market trends, rental rates, and occupancy assumptions.
• Coordinate operating partners, brokers, property managers, Finance, Compliance, and Legal, including regular calls and asset visits.

Requirements

• Bachelor’s degree; finance, real estate, accounting, or mathematics background preferred.
• At least 2–3 years of real estate experience.
• Advanced real estate modeling skills with Excel.
• Analytical, logical, detail-oriented approach with strong written and verbal communication skills.
• Ability to prioritize in a fast-paced environment and work autonomously and collaboratively.
• Interest in impact investing, underserved communities, and collaboration with municipal, state, and federal government stakeholders.
