2-Year Associate, Real Estate Credit

Location: New York, NY

Base salary: $150,000 annually, plus potential eligibility for an annual discretionary incentive program.

What you will do

• Analyze and execute real estate credit investments across single-asset transactions and portfolios.
• Build financial models covering scenario and sensitivity analyses, sources and uses, discounted cash flows, promoted and carried interests, and debt or preferred equity structures.
• Conduct market research across geographic markets, property types, and sectors, including comparable rent and sales analyses and market tours.
• Prepare investment committee memorandums, closing statements, transaction documentation, and investment process summaries.
• Coordinate due diligence with consultants and review environmental, physical, insurance, property tax, and other transaction materials.
• Monitor and asset-manage existing investments while coordinating with internal teams, borrowers, attorneys, consultants, and other deal participants.

Requirements

• 2+ years of relevant experience in real estate, finance, or investing, including transactional experience in real estate investments.
• Expertise in Excel, financial valuation, and financial modeling.
• Functional knowledge of Argus and the ability to model property-level cash flows and capital structures.
• Understanding of senior debt, mezzanine debt, preferred equity, and common equity.
• Strong analytical, organizational, communication, accountability, and follow-through skills.
• Ability to manage multiple projects, work with minimal oversight, and travel to visit potential investments as needed.
