Assistant Community Manager (Student Housing): Managing student housing community operations, resident accounts, facilities, staff performance, and customer sales with an accent on property administration, financial controls, and resident experience. Focus on coordinating turnover and move-in processes, maintaining compliance and facility standards, balancing accounts receivable, and leading sales and marketing initiatives.

Location: Assigned property in Atlanta, Georgia, United States; periodic travel may be required. Daytime business hours with additional non-traditional hours during peak periods and emergencies.

What you will do

  • Support the General Manager in maintaining successful operational and financial performance of the property and act as General Manager when needed.
  • Lead, coach, hire, retain, and train onsite staff while ensuring compliance with Fair Housing, safety, and company policies.
  • Manage resident accounts, utility billing, accounts receivable, audits, notices, evictions, move-ins, room assignments, transfers, move-outs, and turnover processes.
  • Maintain property appearance, facilities, amenities, inspections, preventative maintenance, and vendor work-order coordination.
  • Reconcile month-end reports and accounts, enforce collection and fee policies, and manage damage charges and final billing.
  • Lead customer sales and resident experience initiatives, market surveys, promotional activities, KPI reporting, and escalated resident concerns.

Requirements

  • Eligible to work in the United States; visa sponsorship is not available.
  • At least 1 year of experience working in living communities or property management.
  • Proficiency with property management systems; Entrata is preferred.
  • Exceptional written and verbal communication, meticulous attention to detail, customer-centric mindset, adaptability, and prioritization skills.
  • Availability to work onsite at the assigned property, including additional hours during peak times and emergencies.
