TL;DR
Master Technician-Facilities (HVAC) (HVAC and semiconductor manufacturing): Operating, maintaining, troubleshooting, and repairing HVAC and mechanical facility systems supporting cleanrooms and controlled semiconductor manufacturing environments with an accent on chilled-water systems, building management systems, and environmental control. Focus on diagnosing electrical, mechanical, pneumatic, and control-system faults, responding to equipment emergencies, and improving reliability, energy efficiency, and facility uptime.

Location: Lawrence, Massachusetts, United States; onsite role with on-call, weekend, or rotating shifts as required. Applicants must provide proof of U.S. citizenship, permanent U.S. residency, or protected-individual status under U.S. export-control requirements.

Hourly pay: $24.52–$53.85.

What you will do

  • Operate, maintain, troubleshoot, and repair HVAC and mechanical facility systems, including air handling units, chillers, boilers, cooling towers, pumps, fans, compressors, and exhaust systems.
  • Maintain HVAC systems supporting cleanrooms and controlled manufacturing environments, including temperature, humidity, pressure, airflow, and air-quality conditions.
  • Monitor BMS/EMS alarms, perform equipment rounds and preventive or predictive maintenance, and document findings in the CMMS.
  • Diagnose electrical, mechanical, pneumatic, and controls issues involving motors, belts, bearings, dampers, valves, actuators, sensors, and VFDs.
  • Respond to facility emergencies, support installations and commissioning, and work with Facilities Engineering, Manufacturing, Equipment Engineering, contractors, and vendors.
  • Provide technical guidance to less-experienced technicians and support initiatives for reliability, energy efficiency, cost reduction, and facility uptime.

Requirements

  • High school diploma or GED required.
  • 15+ years of HVAC or facilities maintenance experience, preferably in semiconductor manufacturing or another highly controlled environment.
  • MA state refrigeration technician license and CFC/EPA universal certification required.
  • Strong knowledge of commercial and industrial HVAC systems, BMS/EMS, chilled-water and hot-water systems, and HVAC controls.
  • Ability to read mechanical drawings, electrical schematics, P&IDs, equipment manuals, and technical documentation.
  • Ability to troubleshoot independently and work safely around electrical equipment, rotating machinery, refrigerants, chemicals, and other industrial hazards.

Nice to have

  • Technical school, military training, or an associate degree in HVAC, refrigeration, electrical, mechanical, or facilities technology.
  • Electrical license.
  • Industrial wastewater treatment license.
