(USA) Senior Manager, Realty Project Management and Development

Location: Onsite at the Bentonville Home Office, Bentonville, Arkansas, United States

Annual salary: $80,000–$155,000, plus performance-based bonuses and potential stock compensation.

What you will do

• Lead the full lifecycle of land development projects for new store and club locations, including scopes, schedules, budgets, capital approvals, due diligence, construction oversight, and opening.
• Develop entitlement, permitting, zoning, land-use, and regulatory strategies across multiple jurisdictions.
• Coordinate architects, engineers, contractors, legal teams, authorities, and other stakeholders to secure approvals and manage project risks.
• Lead external partner relationships, negotiate agreements, and represent the organization in public and regulatory forums.
• Mentor project management staff, establish governance practices, and drive process improvements.
• Present project status, risks, and data-driven recommendations to senior leadership.

Requirements

• Bachelor's degree in civil engineering, construction management, architecture, real estate development, land development, a related field, or equivalent practical experience.
• At least 5 years of experience in commercial real estate development, land development, or large-scale capital project management.
• Experience managing end-to-end development projects, including due diligence, entitlements, permitting, construction oversight, and stakeholder coordination.
• Experience managing multi-year development timelines involving significant capital investment.
• Strong communication, cross-functional coordination, budgeting, scheduling, and regulatory compliance skills.

Nice to have

• Advanced degree in civil engineering, architecture, real estate development, or a related field.
• Experience with public entitlement processes, including zoning, variances, and environmental review.
• Experience with project management and development tracking tools.
• PMP, CCM, or PE licensure.
• Supervisory experience leading cross-functional project teams.
