Commercial Title Officer / Commercial Underwriter (Hybrid/Remote US)

Location: Houston, Texas, United States; hybrid for local candidates and remote for candidates outside the Houston area within the United States

Pay: $30.91–$41.20 per hour

What you will do

• Perform and review title searches for single-site, multi-site, multi-state, and national commercial transactions.
• Analyze liens, judgments, easements, surveys, legal descriptions, vesting documents, and transaction histories to identify ownership and title risks.
• Provide underwriting guidance and authorization for commercial title insurance commitments, endorsements, guarantees, and policies.
• Evaluate title risk under underwriting standards and delegated authority guidelines, including pricing commitments, policies, endorsements, and guarantees.
• Review deeds, operating agreements, corporate resolutions, entity documents, and settlement materials, selecting appropriate commitment and policy language.
• Collaborate with attorneys, customers, lenders, escrow partners, and internal teams to resolve title matters and facilitate closings.

Requirements

• 5+ years of commercial title and/or underwriting experience, including complex commercial transactions.
• Strong understanding of commercial real estate law, title insurance, and settlement practices.
• Strong analytical, problem-solving, negotiation, communication, organizational, and multitasking skills.
• Ability to research transaction records, assess risk, resolve complex title issues, and make decisive underwriting decisions.
• Proficiency with Microsoft Office Suite and ability to adapt quickly to new technologies and software applications.
