Engineering Manager (Commercial Real Estate)

Location: Dallas, TX, United States; periodic travel to project sites nationally or regionally is required.

Annual base salary: $150,000–$185,000, with potential discretionary bonus.

What you will do

• Lead technical due diligence for acquisitions and dispositions, evaluating building systems, construction quality, environmental and seismic conditions, and long-term capital needs.
• Oversee entitlement, budgeting, design, bidding, construction, remediation, capital projects, tenant improvements, and project close-out.
• Advise asset management, portfolio management, property management, and leasing teams on the physical aspects of the real estate portfolio.
• Guide sustainability initiatives involving energy and water efficiency, renewable generation, building automation, LEED, and ENERGY STAR certifications.
• Translate engineering findings into executive-level investment committee reporting, identifying deal-breakers, financial impacts, and mitigation strategies.
• Monitor engineering standards and best practices and represent client interests in industry forums.

Requirements

• Bachelor's degree in engineering, architecture, construction management, or a related field.
• 10+ years of experience in commercial real estate due diligence or forensic engineering supporting institutional equity investors such as pension funds, private equity firms, or REITs.
• Deep knowledge of ASTM standards and building systems, including HVAC, building envelope, electrical, and structural systems.
• Knowledge of national, state, and local regulatory standards.
• Strong ability to explain technical failures in terms of financial impact and risk, along with proven consulting, decision-making, client service, and project management skills.
• Ability to travel periodically to project sites nationally or regionally.
