Real Estate Property Manager

Location: Augusta, GA, US. Relocation to Augusta, GA 30901 before starting is preferred. The role includes showings, property inspections, repairs, renovations, photography, and guest turnovers.

Salary: $50,000–$60,000 annually, plus bonuses and potential commissions for licensed real estate agents.

What you will do

• Manage the Augusta portfolio of single-family rental homes and short-term rental guest services.
• Market vacant homes, conduct showings, respond to leads, and process rental applications and screening reports.
• Coordinate maintenance and repairs, dispatch vendors, confirm completion, and build a reliable contractor network.
• Lead renovations and turnovers by scoping work, collecting bids, scheduling contractors, tracking deadlines, and inspecting completed jobs.
• Maintain property inspections, leases, rent paperwork, late-rent follow-ups, and detailed records.
• Scout neighborhoods, identify off-market acquisition opportunities, and provide weekly portfolio updates to ownership.

Requirements

• Real estate experience is preferred; one to two years is considered a good fit, but motivated candidates may be considered without prior experience.
• Strong organization, responsiveness, self-direction, and solution-oriented judgment.
• Comfort with software and willingness to learn AI-driven systems for leases, work orders, and expenses.
• Reliable vehicle, valid driver's license, and smartphone required for property and repair photography.
• Ability to arrange and attend showings, inspections, repairs, and other in-person property activities in Augusta.

Nice to have

• Active real estate license.
• Section 8 or Housing Authority experience.
• Construction or renovation experience.
