Resident Maintenance Specialist

Location: Atlanta, GA, United States

Salary: $23.19–$27.83 per hour, plus eligibility for quarterly bonus payments.

What you will do

• Oversee maintenance work orders from initiation through completion, including complex assignments.
• Manage vendors and assist with capital improvement projects.
• Review and document resident maintenance requests in company systems and assign work to internal or external resources.
• Approve vendor bids, manage change orders, and recommend vendor utilization and pricing to leadership.
• Diagnose maintenance issues, determine solutions and costs, and dispatch clear instructions to vendors.
• Collaborate with maintenance, property operations, scheduling, and vendor performance stakeholders to meet service order metrics.

Requirements

• High school diploma or GED.
• At least one year of experience in construction, maintenance, property management, logistics scheduling, or dispatching.
• Basic understanding of single-family home systems and components, including appliances and HVAC.
• Intermediate Microsoft Office, PC, customer service software, VOIP, CRM, InContact, and Balto experience.
• Strong verbal and written communication, problem-solving, time management, and conflict resolution skills.
• Flexibility to work weekends and evenings when assigned.
