Sr. ROW/Land Agent

Location: Omaha, Nebraska, United States. Most activities are performed at field locations, governmental agencies, corporate entities, and client offices, with travel as required.

Salary: USD $75,400–$83,200 per year, plus potential participation in an annual discretionary bonus program.

What you will do

• Support the ROW Supervisor and provide guidance to ROW Agents.
• Secure permission to enter properties from landowners and tenants.
• Negotiate ROW options, easements, fee interests, curative documents, and damage settlements.
• Help develop construction lines based on conditions and restrictions placed by landowners and tenants.
• Maintain detailed property contact diaries, weekly activity reports, payment logs, and ROW documentation.
• Support construction activities and follow the project Safety Plan.

Requirements

• Experience in right-of-way or real estate services for public organizations, including public utility or infrastructure projects.
• Knowledge of real property acquisition, condemnation, eminent domain, real estate transaction laws, title, permitting, valuation, land descriptions, surface and subsurface rights, and ROW document analysis.
• Nebraska Real Estate License required, or ability to obtain one.
• Associate's degree preferred, or relevant experience; SR/WA or another IRWA designation and Notary Public credentials are required.
• Strong negotiation, analytical, quantitative, verbal, and written communication skills.
• Ability to work independently, exercise judgment, prepare reports and correspondence, travel as required, and lift or move up to 35 pounds.
