Portfolio Optimization Programs Manager (Hospitality)

Location: North Bethesda, Maryland, United States — Corporate Headquarters; onsite role

Salary: $99,919–$117,552 annual salary, plus eligibility for an annual bonus under the Management Incentive Plan.

What you will do

• Manage Property Improvement Plan incentive programs from approval through final payout.
• Act as the primary negotiator and relationship manager for participating franchisees.
• Negotiate property improvement scopes, timelines, completion dates, and incentive amounts within approved parameters.
• Coordinate approvals, documentation, contracts, budgets, project progress, and final payouts.
• Track project status, incentive activity, budget performance, and program metrics in Salesforce and corporate systems.
• Partner with Portfolio Management, Franchise Development, Brand Operations, Design, Finance, Legal, and other stakeholders to identify risks and improve program administration.

Requirements

• Bachelor’s degree in Business, Hospitality Management, Finance, Economics, Real Estate, or a related field.
• 3–5 years of progressive experience in sales, negotiations, program management, financial analysis, or a related discipline.
• Experience managing concurrent projects, priorities, and deadlines in a fast-paced environment.
• Strong negotiation, influencing, relationship management, financial, analytical, project management, and communication skills.
• Proficiency in Microsoft Excel, PowerPoint, Word, Salesforce CRM, and other corporate systems.

Nice to have

• Experience with budgets, financial incentives, or contract administration.
• Hospitality, franchising, or multi-unit business experience.
