TL;DR
LIHTC Assistant Community Manager (LIHTC/property management): Managing occupancy, leasing, income recertification, rent records, and maintenance coordination for a 168-unit affordable housing property with an accent on LIHTC compliance, tenant relations, and property operations. Focus on processing applications, conducting inspections, maintaining regulatory records, and resolving property-related issues.

Location: Englewood, Colorado, USA; onsite at Reserve at South Creek. Monday–Friday, 8:00 a.m.–5:00 p.m.; no on-call duty.

Compensation: $24–$27 per hour.

What you will do

  • Assist with occupancy, leasing, re-leasing, maintenance coordination, and daily operations for a 168-unit affordable housing property.
  • Build relationships with tenants, vendors, prospective residents, and property management colleagues.
  • Show apartments, interview prospective tenants, explain occupancy terms, process applications, and conduct credit checks.
  • Manage rent payments, rental activity records, invoices, notices, calendars, and resident newsletters.
  • Conduct income recertification and ensure compliance with LIHTC, housing, and anti-discrimination regulations.
  • Perform weekly property inspections and move-out apartment inspections, preparing required reports and deposit statements within state timelines.

Requirements

  • Minimum two years of property management experience required.
  • Knowledge of LIHTC regulations, income limits, and compliance rules required.
  • Yardi property management software experience required.
  • Proficiency with Microsoft Word, Excel, and Outlook.
  • Excellent communication, interpersonal, customer service, organization, time management, critical-thinking, and problem-solving skills.
