Property Manager

Location: Avocado Property office, Bracknell, United Kingdom; Monday to Friday, 9:00am–5:00pm, on-site

What you will do

• Help manage a portfolio of residential rental properties and serve as a daily contact for landlords and tenants.
• Assess maintenance reports, coordinate access, quotations, contractors, approvals, and repairs through to completion.
• Manage tenancy renewals, rent-payment monitoring, arrears processes, check-outs, and deposit deductions or returns.
• Schedule and conduct property inspections and prepare clear reports with required follow-up actions.
• Arrange gas-safety checks, electrical inspections, and other property certifications while monitoring compliance deadlines.
• Maintain accurate records and escalate urgent, complex, costly, or disputed matters when required.

Requirements

• Previous residential property-management or closely related lettings experience is preferred.
• Excellent customer-service, communication, administrative, and organisational skills.
• Ability to prioritise varied workloads, meet deadlines, and resolve problems calmly and practically.
• Confidence communicating with landlords, tenants, and contractors by telephone and email.
• Good IT skills, ability to learn property-management systems, and strong attention to detail.
• Full UK driving licence and access to a suitable vehicle for property inspections.

Nice to have

• Working knowledge of residential lettings legislation and compliance requirements.
• Experience with property-management or CRM software.
