Real Estate Valuations Senior Associate

Location: Gurugram, India; full-time onsite role

What you will do

• Analyze entity-, portfolio-, and property-level financial data, including historical performance and forecasts, for valuation and advisory engagements.
• Develop and review Argus Enterprise and Excel-based valuation models for commercial real estate assets across multiple property types.
• Conduct economic, market, industry, and property research using CoStar, Green Street, RCA Analytics, REIS, and other industry databases.
• Apply discounted cash flow, direct capitalization, sales comparison, and cost approaches to valuation analyses.
• Perform ASC 805 purchase price allocation and ASC 820 fair value analyses, including market participant assumptions and highest-and-best-use assessments.
• Review third-party appraisals, prepare audit memoranda and client deliverables, and provide technical guidance and coaching to Associates.

Requirements

• Bachelor's degree.
• At least 3 years of experience in real estate valuation, appraisal, audit support reviews, financial reporting valuations, transaction advisory, real estate consulting, or a related discipline.
• Strong analytical, problem-solving, organizational, interpersonal, project management, and communication skills.
• Strong Microsoft Excel skills and the ability to develop, review, and analyze property-level cash flow models.
• Commitment to quality, ethical standards, continuous learning, client service, and timely completion of work.

Nice to have

• Experience with real estate valuation, appraisal reviews, audit support engagements, purchase price allocations, ASC 820 analyses, or real estate advisory engagements.
• Experience with Argus Enterprise, CoStar, and other commercial real estate research and valuation platforms.
• Strong writing skills and availability to travel for client-related work.
