Project Manager, Real Estate (Corporate Real Estate)

Location: Bellevue, Lynnwood, Federal Way or Seattle, United States; full-time, office-based role.

Salary: USD 140,000–150,000 yearly

What you will do

• Manage the Americas real estate portfolio in line with business objectives, financial goals, operational needs, workforce plans, and growth forecasts.
• Support business cases for acquisitions, renewals, relocations, consolidations, and exits.
• Partner with transaction teams and external brokers on leasing, acquisitions, and dispositions.
• Evaluate portfolio performance using financial, utilization, market, occupancy-cost, lease-structure, CAM, and lifecycle-cost data.
• Identify opportunities to optimize the real estate footprint, reduce costs, and improve asset performance.
• Manage vendors involved in transactions, space planning, construction cost estimation, and related capital projects.

Requirements

• 5+ years of experience in real estate portfolio management and corporate real estate.
• Experience with logistics, manufacturing, or distribution-focused portfolios.
• Experience with real estate and construction financial budgeting and project capex management.
• Strong financial acumen, including the ability to interpret P&L, ROI, and expense structures.
• Strategic thinking, portfolio optimization skills, strong written and verbal communication, and the ability to reprioritize based on market shifts.
• Proficiency with MS Excel, MS Word, MS PowerPoint, and portfolio database management.
