Area Director of Operations (Retail Property Management)

Salary: $86,527.24–$162,281.98 annual

What you will do

• Develop and execute five-year capital plans, condition assessments, and annual operational budgets.
• Oversee preventive maintenance, repairs, construction activities, groundskeeping, custodial services, and property inspections.
• Manage procurement, vendor bids, service agreements, contracted work, invoices, documentation, and compliance with purchasing policies.
• Maintain safe, reliable, and attractive property conditions, including safety systems, security, energy management, and regulatory programs.
• Lead maintenance staff through work assignments, training, and performance review support.
• Support emergency management, crisis response, special events, customer service, reporting, and escalated complaint resolution.

Requirements

• Bachelor’s degree or equivalent experience.
• At least five years of experience in operations, facilities, or property management.
• Working knowledge of maintenance and operational functions.
• Ability to read and understand blueprints, CAD drawings, engineering drawings, and schematics.
• Valid driver’s license, basic to moderate computer skills, and ability to lift and carry up to 50 pounds.
• Results-oriented approach with accurate work and reliable follow-through.
