Sr. Director, Site Development – Texas (AI Data Centers)

Location: Remote; responsibility for AI data center sites across Texas

AI Data Centers develops and delivers large-scale data center sites from initial evaluation through construction, commissioning, and turnover.

What you will do

• Own day-to-day execution of assigned AI data center sites from entitlement through commissioning and turnover.
• Lead the regional Site Readiness function, including surveys, permitting strategy, and early site diligence.
• Manage internal staff and outside contractor resources supporting multiple sites.
• Serve as the primary owner-side contact for the design-build contractor throughout design, construction, and commissioning.
• Manage site schedules, budgets, and risks in coordination with Program Controls, escalating material deviations and decisions.
• Build and develop the regional site team, including Site Readiness, Site Project Managers, and Assistant Project Managers.

Requirements

• 10+ years of experience in site development, land development, or construction management for large-scale infrastructure, industrial, or data center projects.
• Experience carrying projects from entitlement through construction completion.
• Experience working with design-build or EPC contractors under lump-sum or similar delivery models.
• Strong understanding of permitting, utility interconnection, and land-use processes.
• Ability to manage multiple concurrent projects and lead cross-functional teams of internal staff and external contractors.
• Strong communication, judgment, professionalism, and stakeholder-management skills.
