Senior Director, Site Development – Southeast (AI Data Centers)

Location: Remote; responsibility for AI data center sites across the Southeast, with possible travel between job sites.

Develops and delivers AI data center sites from initial evaluation and entitlement through construction, commissioning, and operational handover.

What you will do

• Own day-to-day execution of assigned AI data center sites from entitlement through commissioning and turnover.
• Lead the regional Site Readiness function, including surveys, permitting strategy, and early site diligence.
• Manage internal employees and outside contractor resources supporting multiple concurrent sites.
• Build working relationships with local jurisdictions, utilities, landowners, and design-build contractor leadership.
• Manage site-level schedules, budgets, risks, quality, HSE, and commissioning activities.
• Develop the regional site team, including Site Readiness, Site Project Managers, and Assistant Project Managers.

Requirements

• 10+ years of experience in site development, land development, or construction management for large-scale infrastructure, industrial, or data center projects.
• Experience carrying projects from entitlement through construction completion.
• Experience working with design-build or EPC contractors under lump-sum or similar delivery models.
• Strong understanding of permitting, utility interconnection, and land-use processes.
• Ability to manage concurrent projects and lead cross-functional teams of internal staff and contractor resources.
• Candidates must be insurable under the vehicle insurance policy if duties require operating a company vehicle.

Nice to have

• Bachelor’s degree in Construction Management, Civil Engineering, Real Estate Development, or a related field, or equivalent field experience.
• Experience in data center, hyperscale, or mission-critical infrastructure development.
• Existing relationships within the Southeast market, including local jurisdictions and utilities.
• PMP or similar project management certification.
• Experience managing design-build relationships under LSTK contracts.
