Transaction Manager

Location: Remote-friendly within the United States; staff are expected to work from one of the offices at least 25% of the time

Annual salary: $320,000–$405,000 USD

What you will do

• Identify data center capacity opportunities through relationships with developers, brokers, power contacts, and other infrastructure partners.
• Lead RFP and commercial sourcing processes, including developer outreach, proposal evaluation, and competitive selection.
• Negotiate term sheets and manage LOI processes while structuring terms around technical and business requirements.
• Coordinate due diligence and stakeholder engagement across legal, finance, network, platform engineering, deployments, and government relations.
• Manage transaction timelines, track critical-path items, identify risks, and drive deals through lease execution.
• Document and improve transaction processes and playbooks, translating technical and operational requirements into commercial agreements.

Requirements

• 10+ years of experience in transaction management, commercial real estate, data center leasing, or infrastructure procurement.
• Proven experience managing complex, multi-stakeholder transactions from sourcing through execution.
• Strong negotiation skills involving term sheets, LOIs, leases, and commercial agreements.
• Project management and communication skills for coordinating legal, technical, finance, and operational teams.
• Experience with RFP processes and competitive sourcing for large-scale infrastructure or real estate transactions.
• Bachelor’s degree or equivalent education, training, or professional experience in a relevant field.

Nice to have

• Experience with data center or hyperscale infrastructure transactions.
• Understanding of AI/ML infrastructure requirements such as power density, cooling, and network connectivity.
• Experience with complex lease negotiations, utility coordination, power procurement, or energy considerations.
• Background in corporate development, strategic partnerships, infrastructure investment, or high-growth technology companies.
