Transaction Manager (AI Infrastructure)

Location: Remote-friendly within the United States; staff are expected to work from one of the offices at least 25% of the time

Annual salary: $320,000–$405,000 USD

What you will do

• Identify data center capacity opportunities through relationships with developers, brokers, and power contacts.
• Lead RFPs, developer outreach, proposal evaluation, and competitive selection for data center deals.
• Negotiate term sheets and manage LOIs, structuring commercial terms around technical and business requirements.
• Drive transactions from LOI through executed lease by coordinating commercial, technical, legal, finance, network, and engineering requirements.
• Manage timelines, critical-path items, risks, stakeholder updates, and due diligence as the central project lead.
• Document and improve transaction playbooks and translate technical and operational needs into contractual terms.

Requirements

• 10+ years of experience in transaction management, commercial real estate, data center leasing, or infrastructure procurement.
• Proven experience managing complex, multi-stakeholder transactions from sourcing through execution.
• Strong negotiation skills with experience structuring term sheets, LOIs, and commercial agreements.
• Experience with RFP processes and competitive sourcing for large-scale infrastructure or real estate transactions.
• Excellent communication, project management, organization, and stakeholder coordination skills.
• Bachelor’s degree or an equivalent combination of education, training, and experience.

Nice to have

• Experience with data center or hyperscale infrastructure transactions.
• Understanding of AI/ML workload requirements, including power density, cooling, and network connectivity.
• Experience with complex lease negotiations, infrastructure agreements, utility coordination, power procurement, or energy considerations.
• Familiarity with data center developer ecosystems, infrastructure investment, corporate development, or strategic partnerships.
