Associate Director, Commercial (Data Centres)

hirify.global develops and operates hyperscale data centres across the Asia Pacific and Middle East region to support the digital infrastructure needs of major technology companies.

What you will do

• Establish the strategic commercial plan and objectives for the Japan region with senior management.
• Lead commercial, contract, cost, claims, risk, and governance activities across data centre development projects.
• Negotiate complex contracts and manage contractual strategy, documentation, disputes, and interpretation issues.
• Lead and develop the regional commercial team and act as the first escalation point for project matters.
• Develop procurement strategies, business cases, tender packages, performance metrics, and continuous improvement initiatives.
• Oversee multiple new data centre and capital improvement projects, including domestic and international site travel.

Requirements

• Degree in Law, Quantity Surveying, Construction Management, Engineering, or a related field.
• At least 15 years of experience in commercial, contracts, or project delivery roles within large-scale construction or infrastructure projects.
• Strong commercial and contract management expertise, including a sound understanding of contract law.
• Exceptional communication, negotiation, contract drafting, presentation, leadership, and problem-solving skills.
• Experience directing multidisciplinary teams, consultants, and contractors.
• Bilingual Japanese and English communication skills are required.

Nice to have

• Experience in the Japan market, including local partnerships, supply chain constraints, and regulatory approvals.
• Experience in hyperscale data centres or fast-track design-and-construct environments.
• Postgraduate qualifications in law, business, or management.
• Experience managing large-scale contracts exceeding USD 500 million.
