Property Manager (Logistics Real Estate)

Location: Austin, Texas, United States; employees must be located in the geographical market of the properties they cover, have access to a personal vehicle, and be available to travel 50%–70% to properties and construction sites.

What you will do

• Act as the primary contact for tenants and manage move-in and move-out processes.
• Inspect buildings, equipment, systems, and grounds; coordinate repairs, preventive maintenance, emergency procedures, and approved capital expenditures.
• Oversee work orders and contractor performance to ensure timely, high-quality service.
• Negotiate service contracts and verify contractor compliance with applicable liability and insurance requirements.
• Prepare property budgets, review operating reports and variances, manage accounts receivable, and oversee expense reconciliations.
• Support leasing, development, tax appeal, acquisition, disposition, and operating-cost reduction projects while supervising property management staff.

Requirements

• At least 4 years of property or building management experience in real estate management.
• Experience managing budgets, financial reporting, capital projects, and tenant improvement projects.
• Proficiency in MS Office; experience with Yardi is strongly preferred.
• Strong verbal and written communication skills and the ability to interpret leases, safety rules, plans, specifications, and operating procedures.
• Ability to work at construction sites, climb and maneuver on building roofs, and operate in uneven terrain, noise, dust, and adverse weather conditions.
• Must be located in the market served and have access to a personal vehicle; mileage reimbursement is provided.
