TL;DR
Engineering Lead (Commercial Property Operations): Leading engineering operations across a multi-state market and developing local engineering leadership, maintenance, compliance, and technical training programs with an accent on HVAC, MEP, life safety, building automation, and energy management. Focus on optimizing preventive maintenance and operating costs, coordinating critical-environment work authorizations, reviewing capital projects, and solving complex building-systems and operational challenges.

Location: New York, USA; regular travel between properties is required.

Salary: $131,750–$155,000 per year.

What you will do

  • Lead engineering operations across a multi-state market and establish a local engineering leadership network.
  • Coordinate quarterly engineering meetings, training materials, and compliance with national engineering processes.
  • Implement programs for safety, quality assurance, sustainability, energy management, Energy Star, and energy and water tracking.
  • Develop preventive maintenance programs to reduce equipment downtime, protect property assets, and control operating costs.
  • Provide guidance on HVAC, MEP, fire and life safety, building automation, security, and OSHA compliance.
  • Support scope definition, contract negotiations, bid reviews, RFPs, RFIs, account transitions, site assessments, and recruitment.

Requirements

  • Bachelor’s degree, preferably in engineering.
  • 10 years of operations or program management experience in commercial property operations.
  • At least 3 years of management experience in facilities or property maintenance, engineering, building systems, project management, and supervision of technical staff.
  • Experience with building operations, unionized and non-unionized employees, and mechanical, electrical, and control systems.
  • Knowledge of commercial building codes and standards, blueprints, safety rules, operating and maintenance instructions, and BAS SOO.
  • Strong communication, leadership, critical-thinking, organizational, reporting, presentation, Excel, database, and CMMS skills.

  • Technical school studies related to HVAC design and maintenance.
