Site Procurement Lead (AI)

Location: Must be based in Austin, TX; New York, NY; or San Francisco, CA (On-site)

Salary: $200,000 – $238,000 + Equity

What you will do

• Lead site procurement strategy for the US data center portfolio, sourcing and negotiating leases for large-scale development.
• Conduct rigorous site due diligence, including utility and behind-the-meter power evaluation at 200MW+ scale.
• Assess buildability through title docs, surveys, geotechnical reports, and environmental studies.
• Manage permitting requirements and their impact on construction schedules.
• Maintain relationships with brokers, landowners, and developers to ensure a robust pipeline of valid sites.
• Partner with Finance and DC Design teams to manage infrastructure investment and capacity planning.

Requirements

• Must have US work authorization.
• Proven experience in real estate with a focus on data centers or large industrial projects.
• Track record of closing large, complex land deals.
• Ability to rigorously assess land viability regarding power, buildability, and permitting.
• Must be willing to travel 20%+ as projects require.
• Strong stakeholder management skills across internal and external teams.

Nice to have

• Experience with behind-the-meter power evaluation.
• Familiarity with utility interconnection processes.
• Experience with hyperscale-scale land deals and multi-region portfolio planning.
