Lead Pre-Construction Manager (Data Center)

Location: On-site in Austin, TX; New York, NY; San Francisco, CA; or Seattle, WA

Salary: $186,000 – $240,000

What you will do

• Lead pre-construction for large-scale GPU data center projects, serving as the primary link between Real Estate, Design, Procurement, and Construction teams.
• Conduct constructability reviews for electrical, mechanical, structural, and civil designs, focusing on high-density power distribution and liquid cooling.
• Perform site due diligence, including utility capacity, zoning, and logistics, to determine impacts on schedule and budget.
• Develop construction scope packages and RFPs while managing GC pre-construction services and contract negotiations.
• Perform construction cost analysis from conceptual stages through GMP and validate estimates against market data.
• Create comprehensive handoff packages for Construction Managers and partner with Legal and Commercial teams on risk allocation.

Requirements

• Proven experience leading pre-construction for large-scale data center, industrial, or mission-critical projects.
• Expertise in constructability reviews across electrical, mechanical, structural, and civil disciplines.
• Ability to manage site due diligence and translate findings into actionable schedule and budget impacts.
• Experience developing scope packages, managing RFPs, and negotiating with contractors and developers.
• Strong background in construction cost analysis and market-based estimation.
• Must be authorized to work in the United States.

Nice to have

• Experience with hyperscale data center pre-construction.
• Knowledge of high-density power (100+ kW per rack) and liquid cooling systems.
• Experience with modular or prefabricated construction delivery.
