Location: Richmond, Virginia, United States; regular onsite presence is required. On-site requirements may change depending on client needs.

What you will do

  • Lead change management processes across a large-scale data center program, including identification, evaluation, documentation, and approval of changes.
  • Review, evaluate, negotiate, and reconcile contractor change orders, pricing, cost data, and final accounts.
  • Maintain change logs, contingency tracking, commitment registers, cost benchmarks, and program records.
  • Develop cost plans, estimates, valuations, forecasts, variance analyses, funding updates, and monthly cost reports.
  • Establish change-control governance and support commercial oversight, dispute avoidance, value engineering, and cost-based construction prioritization.
  • Coordinate with clients, general contractors, subcontractors, suppliers, design teams, and project stakeholders while mentoring team members.

Requirements

  • Bachelor’s degree in Quantity Surveying, Construction Management, Engineering, or a related field.
  • 5–7+ years of cost management or project controls experience on medium- to large-scale construction programs.
  • Strong understanding of civil, structural, and MEP construction, budgeting, financial reporting, cost-control systems, and Earned Value Management.
  • Proven experience managing full change-management processes, forecasting, variance analysis, schedule interpretation, and cost-impact assessment.
  • Expertise in procurement strategy, commercial contract management, cost auditing, negotiation, and stakeholder management.
  • Proficiency with industry-standard cost management tools and Microsoft Office; strong analytical and communication skills.

Nice to have

  • Experience with mission-critical, industrial, or large campus-scale projects.
  • Consultancy experience.
  • RICS accreditation or progress toward certification.
