TL;DR
Lead Building Engineer (HVAC/MEP): Operating and maintaining mechanical, electrical, and plumbing systems in a commercial building with an accent on preventive maintenance, equipment reliability, and emergency response. Focus on supervising maintenance activities, coordinating contractors, and solving complex HVAC, boiler, pump, refrigerant, and building-systems issues.

Location: Richmond, Virginia, USA; onsite at the assigned commercial building. Standard day shift Tuesday–Saturday or Sunday–Thursday, with possible shift work, on-call duties, overtime, and travel between properties.

Salary: $33.55–$39.47 per hour, depending on experience and other eligibility factors.

What you will do

  • Operate, maintain, inspect, and repair mechanical, electrical, plumbing, HVAC, boiler, pump, water, and refrigerant systems.
  • Perform preventive maintenance, improve maintenance programs, and develop building-specific procedures.
  • Supervise maintenance staff when applicable and assign and monitor maintenance activities and projects.
  • Coordinate work with outside contractors and technicians while maintaining inventory and equipment supplies.
  • Respond to fires, evacuations, equipment failures, customer concerns, and other emergency situations.
  • Prepare monthly reports and keep management informed about building operations and maintenance status.

Requirements

  • High school diploma or GED equivalent.
  • 5+ years of related trade experience operating mechanical, electrical, and plumbing systems in commercial properties.
  • Valid Universal-level EPA Section 608 certification for CFC and HFC refrigerants.
  • Appropriate trade licenses or permits as required, such as journeyman or master electrician, city, operator, or steam engineer licenses.
  • Valid driver’s license, good driving record, basic computer skills, and knowledge of Outlook, Excel, and Word.
  • Ability to lift at least 50 lbs., climb, stoop, crouch, reach, and work extended periods during emergency response situations.

Nice to have

  • Completion of an apprenticeship program or trade school.
  • Experience with energy management systems, techniques, and operations.
