TL;DR
Division 8 & 10 Estimator (Commercial Construction): Preparing complete bids for doors, frames, hardware, and specialty products across commercial construction projects with an accent on quantity takeoffs, specification review, pricing, and vendor coordination. Focus on developing accurate hardware sets, identifying scope gaps and value-engineering opportunities, and submitting competitive bids on time.
Location: Fully remote, with working hours from 7:30 AM to 4:30 PM EST and a one-hour lunch break.
Hourly pay rate: Established based on performance during the application process.

What you will do
- Perform detailed quantity takeoffs from architectural drawings and specifications for Division 8 openings and Division 10 specialties.
- Review project specifications, door schedules, hardware sets, and applicable code requirements.
- Prepare and price complete bid packages covering materials, labor, freight, and margins.
- Develop hardware sets and coordinate keying, electrified hardware, and access-control requirements.
- Solicit and analyze vendor and manufacturer quotes, identify scope gaps and value-engineering opportunities, and communicate clarifications with general contractors.
- Submit bids through plan rooms and estimating platforms, maintain estimate records, and support handoff after award.
Requirements
- At least 3 years of estimating experience in Division 8 and/or Division 10 commercial construction, including end-to-end bid preparation.
- Working knowledge of doors, frames, finish hardware, specialty products, and relevant building, fire, and life-safety codes.
- Ability to read and interpret construction drawings, specifications, and door or hardware schedules.
- Proficiency with estimating and takeoff software.
- Strong mathematical, organizational, and time-management skills with attention to detail.
- Reliable high-speed internet and a suitable home office environment.
