Senior Director, Acquisitions (AI Infrastructure)

Location: On-site in Dallas, TX, 5 days per week. Candidates must be based in or willing to relocate to the San Francisco Bay Area.

Salary: $250,000–$305,000 annually plus bonus and Restricted Stock Units

What you will do

• Architect and execute a multi-region acquisition strategy for land, power, and infrastructure sites supporting hyperscale AI workloads.
• Lead complex transactions, including purchase and sale agreements, long-term ground leases, and joint venture agreements.
• Structure project financing and manage relationships with institutional investors, lenders, and capital partners.
• Own underwriting and present investment memoranda, assumptions, and risk-adjusted returns to executive leadership and the Board.
• Manage diligence covering real estate, power availability, regulatory requirements, and tax incentives.
• Build relationships across the digital infrastructure market and mentor and scale the acquisitions team.

Requirements

• 15+ years of institutional real estate acquisitions, private equity, or infrastructure investment experience.
• Track record of closing individual transactions valued at $500M or more.
• Advanced expertise in joint venture waterfalls, carried interest structures, and creative financing.
• Strong negotiation, communication, and executive presentation skills.
• On-site work in Dallas, TX, with the requirement to be based in or willing to relocate to the San Francisco Bay Area.
• Ability to understand how energy costs and compute density affect AI infrastructure value.

Nice to have

• Data center acquisitions or energy infrastructure experience, including power plants, substations, or grid-scale renewables.
• Experience in a high-growth technology environment where speed to market is a primary KPI.
• Advanced degree such as an MBA, MS in Real Estate, or JD.
